A Building Management System (BMS) is a computer-based control system that monitors and manages a building's mechanical and electrical equipment — HVAC, lighting, power, fire, and security — from a single supervisory platform.

What a BMS does

A BMS continuously acquires data from field devices (sensors, meters, actuators, controllers) and applies control logic to keep a building running efficiently and safely. It schedules plant, maintains setpoints, raises alarms, trends data, and gives facilities teams one place to operate the whole building.

At the field layer, controllers talk to sensors and actuators; at the automation layer, they execute control loops; at the management layer, a supervisory server provides dashboards, scheduling, trending, and reporting.

Open vs. proprietary BMS
